The 238,000-square-foot defunct Southwire plant in downtown Watkinsville is on the market. The 66-acre site, located at 111 Barnett Shoals Road, is being promoted by the Georgia Department of Economic Development as a potential retrofit for multi-use, manufacturing or potential government facility, according Realtor Bob Smith, managing director of SVN Smith-Group Commercial Reality. 

The lease rate is listed at $2.50 per square foot, and the sale price at $5.1 million, according to the listing on loopnet.com. The listing names three brokers: Smith’s son, Matthew Smith, Mike Patterson and Jane Sauls—all of whom with SVN Smith-Group Commercial Reality. 

Bob Smith said he has approached county officials about purchasing the property for administrative offices. 

“It’s an incredible opportunity for this town and the county to get on board and have something really, really nice for this community,” said Smith. 

Board of Commissioners Chairman John Daniell told The Oconee Enterprise that he had no comment. 

“This Southwire site is a hidden gem with some great potential,” said Courtney Bernardi, President of the Oconee County Chamber of Commerce.
